The fact is that: 90% of all millionaires in the United States have made their fortune in real estate. In real estate you often hear “You make money when you buy the property not when you sell it”. In other words if you pay too much at the beginning and don’t account for additional expenses that when you go to sell you might find it difficult to get the price needed to reflect your desired profit.

New rules could affect your foreclosure investment opportunities

Between 2001 and 2006 investors bought everything in sight with little or nothing down and making the smallest payments possible.

But this has changed as Freddie Mac announced it will change the way it purchases sub prime adjustable rate mortgages.

some borrowers the new rules mean newer existing loans will be hardest hit. They are not able to be re-financed. Some people will not have refinancing to delay mortgage problems and so the property becomes a foreclosure home for sale.
How does this affect me if I want to buy foreclosures?

Let’s look at the seller’s perspective. They have tried to sell but due to a slower market are unable to sell the property. As time goes by the effect of their financial shortfall gets worse and other bills start to accumulate. Most folks, with financial problems, will pay those bills that affect them daily, that is, lights, food, heat etc. These are paid because the results of not paying are felt quickly. Mortgages, car payment etc. are put off because reactions from these note holders take longer. The pressure and stress builds at a gut wrenching rate for the home owner.

Foreclosure Search and Discounts

The most important step is to locate properties in default and begin contacting homeowners. There are various ways to find opportunities including real estate foreclosure courses, county record offices, various online services (that offer free foreclosure listings) or REOs from banks.On the average, pre-foreclosures or house foreclosures sell for 28% below market level. Some bank owned property auctions scheduled for 2007 had opening bids as low as $1,000.

Properties in all stages of real estate foreclosure represent profit opportunities for home buyers and investors.
